A manufactured home (also called a prefab, prefabricated home, and mobile home), is built in a manufacturing facility. A manufactured home is on axles or a frame and ussualy towed. Typically, if the prefab home is built prior to 1976 HUD Code Enactment, it is called a mobile home. After the 1976 HUD Code Enactment, typically they are called manufactured homes. Today the industry prefers to use the term manufactured home, but in general the public uses the terms interchangibly.
Most manufactured homes are manufactured in single, double, and triple wides. A single wide can be 12-14' wide by 30-60' in length.
Manufactured homes can be on fee simple(own the land) or leased fee (leasing the ground from a third party) land.
In most cases you can not tell if the home is manufactured or modular, by just looking. The first step is to examine the exterior and check public records.
